Tenant Questions

  • How much are your services?
    Full Service Property Management 8% of the Gross Rent Collected monthly $999 If a tenant is needed Find a Tenant Only Package #1 Find a Tenant $2500 Package #2 Prepare your property for Rent AND Find a Tenant $3500
  • Do we receive a rental statement?
    Yes, every month on the 10 th you will receive your rental owner’s statement via email (pdf). Any receipt that pertains to your property can be found in your owner’s portal. At year’s end, you will receive a “year-end” statement with a 1099-Rental Income.
  • What is "Rental Ready?"
    Professionally Cleaned. Serviceable, clean flooring. Fresh paint or within useful life. Smoke and Carbon Monoxide sensors installed. Handyman items (light bulbs, torn/missing screens, broken fixtures, HVAC filter, etc).
  • What is a "Qualified Tenant?"
    Our minimum credit score is 700. Income must be 2.5 times the rent amount. Solid rental history.
  • Can we use our home warranty or should we purchase a home warranty?
    No. One of the major benefits to using our Full-Service Property Management is the access to our vendors. If it were as easy to just call a warranty service, we would use and recommend them all the time, but we don’t. Communication with a warranty company is like calling the DMV…then connecting the DMV to your tenant. Enough said.
  • Do you have a sample of your property management agreement?
    Yes. Our property management agreement was drawn up by the California Association of Realtors. We do not allow any alterations (red-lining) to this agreement.
  • Do you have a sample of your lease agreement?
    Yes. Our lease agreement was drawn up by the California Association of Realtors. We do not allow any alterations (red-lining) to this agreement.
  • Who is the Find a Tenant Program tailored for?
    Landlords who want to manage the home themselves with direct interaction with the tenant; Landlords who need marketing, tenant screening, and a professional lease; Landlords who need help showing the property; Landlords who have already identified a tenant and need a professional lease agreement; Landlords who can perform their own rent collections and maintenance coordination; Landlords who are not sure if they want or need a management company.
